Post-Frame Barn Evaluation
An existing barn under contract — posts, bracing, and whether the building could take a new use.

The Concern
A buyer wanted to know whether an older post-frame barn was sound enough to close on, and whether it could later take a shop load it was not built for.

The Inspection
Posts, embedment where visible, truss bearing, girt and bracing layout, roof deflection, and any lean or racking were reviewed on site. Connections and obvious alterations were noted.

The Finding
The barn was standing and serviceable for agricultural use, with localized bracing and connection details that needed attention before any change of occupancy. The frame had not been designed for a heavier shop floor or equipment loads.

Recommendation
Complete the purchase with eyes open: repair the bracing details, keep water out of the post line, and come back for design if the building is converted. The letter separated 'safe as a barn' from 'ready to be a shop.'
